    • You will notice Ken and Alicia arrive well prepared, having previously researched the comparable sales history from the proprietary Northern Nevada Regional Multiple Listing Service and their own proprietary databases; assessor and tax records; parcel maps and aerial imaging; county records showings liens, deeds, and judgments; construction defect records (which Ken can access more easily as an attorney); land use and zoning classifications; permit history; and the previous sales history of the home. They will arrive informed on whether the home is subject to a special local government assessment or common-interest-community dues, whether the home is in a flood plain, and the history of the subdivision or area in which the home is located.

    • You will notice Ken and Alicia ask the right questions about your home and carefully evaluate the factors that will elevate (or diminish) the value of your home. They will carefully document the features of the home, take photos to remember key elements, and candidly discuss the strengths and weaknesses of the home and how it can be prepared for showings. 

    • Ken and Alicia will discuss with you your motivations for selling your home, your objectives in so doing, your timeline, possible alternatives, and special considerations that should be taken to help you reach your goals.
